A home inspection is a critical step in the homebuying process that can save you a lot of time, money and frustration in the long run; particularly with existing homes.
A WORTHY INVESTMENT FOR PEACE OF MIND
Home inspection fees can vary from home to home, depending on location, size of home, etc. Whether you are spending $375 or up to $500 plus, it is a decent amount of money that nobody is overjoyed to depart with. However, spending that money on a home inspection may be substantially cheaper than later realizing that a new water heater is needed, the electrical system is unsafe or that the roof was installed improperly and is prone to leakage.
THE POWER OF NEGOTIATION
After having a home inspection completed on the property you are attempting to purchase, you may potentially know more about that property than it's existing owners! This knowledge can often help you negotiate a more favorable sales price, request potential home repairs/credits or (depending on your contract terms) may even allow you to safely back out of the transaction if you are not comfortable with the home's condition.
LOOKING TOWARDS THE FUTURE
Once you have received your inspection report and have purchased your home, refer back to you inspection report for future maintenance and repair work. Your report can be used to prompt and track routine maintenance tasks, larger system repair / replacement, etc. The documents / receipts from these maintenance and repair items, combined with your original inspection report, make an impressive disclosure package for when you decide to sell your home in the future.
