Preparing For a Home Inspection

  • Arrangements should be made with the seller / listing agent / bank / etc. to ensure that the inspection can be completed at the scheduled time, all utilities will be turned on and all gas pilot lights will be lit. These items are essential for a complete inspection. Any re-inspection that has to occur, as a result of one of these conditions not being met, will be charged as necessary.
  • A signed Inspection Authorization and Service Agreement must be completed and sent back to Guided Inspections before the Property Inspection Report can be released. This can be done via fax or e-mail, prior to the inspection, if you are out of town.
  • Payment in full is required in order to release the Property Inspection Report. In certain cases, this arrangement can be modified (check can be mailed after receiving the report and an invoice). However, this arrangement is up to the discretion of the inspector.
